Rem"a: This assumes that they each have independent living quarters. Paragraph 6 - As long as the non-Jew has not reneged, the renting works, even for a long time. He cannot renege on his renting until he returns the money (Beit Yosef in the name of Rash"i chapter HaDar) .
סעיף ו - כל זמן שאין האינו יהודי חוזר בו מועיל השכירות, ואפלו לזמן מרבה. ואינו יכול לחזר משכירתו עד שיחזיר הדמים (בית יוסף בשם רש"י פרק הדר) .
Paragraph 7 - If one rented from a non-Jew for a specified time period, once this time period is finished he must rent again, and he must make a new eruv, as the first eruv does not come back to life.
