“ The owner of a central building services installation in a building may apply to the Director for an exemption of the installation from any provision of the specified standards and requirements.
(3) An application under subsection (1) or (2) must be in writing. ”

“ Another rule is, that every officer holds on to his office until his successor has been installed. It is the installation, and not the election, which puts an officer into possession; and the faithful management of the affairs of Masonry requires, that between the election and installation of his successor, the predecessor shall not vacate the office, but continue to discharge its duties.
An office can be vacated only by death, permanent removal from the jurisdiction, or expulsion. ”

“ Station Construction.—The construction or rearrangement of the building intended for the plant is a problem that under ordinary conditions would be solved by an architect, or at least by an architect with the assistance of an electrical or mechanical engineer, still there are many installations where the electrical engineer has been compelled to design the building. ”

“ As there can be no election, neither can there be any installation, which, of course, always presumes a previous election for a determinate period. Besides, the installation of officers is a part of the ceremony of constitution, and therefore not even the Master and Wardens of a lodge under dispensation are entitled to be thus solemnly inducted into office. ”

“ Not only do these rules and regulations deal with the structural design of the building, but they consider the apparatus for protection in case of [Pg 2] fire, and such installations as the electric wiring. The architect must be familiar with all these requirements in order to intelligently and practically design industrial plants. ”

“ Almost all modern selling involves providing some ancillary services in connection with making the sale-delivery, installation, supplying fixtures, servicing, training of the customer's personnel in use of the material sold, furnishing display material and sales aids, extension of credit. Customarily indeed lmost invariably-the seller offers these ancillary services only in connection with the sale of his own products, and they are often offered without cost or at bargain rates. ”

“ He must do everything else first. He must see that the heating apparatus, the ventilating apparatus, the electrical lighting, the ventilating system, the cooking appliances, which will come in somewhere, the plumbing, which will come in everywhere, and the endless modifications of drainage—he must see that all that is faultless. ”

“ Book-cases, cabinets, pupils' desks, benches, etc., are made, and these require staining and finishing. Some of the buildings or parts of buildings are to be painted inside and out, and there is always plenty of varnishing to do. Interior finish of buildings and desks and furniture have to be done over from time to time, and so on. The engineer of the heating, lighting, and ventilation plant gives lessons in firing, engineering, and ventilation. ”

“ Selection of the site and preparation of building plans varies with individual taste. In choosing a location one must consider availability of transportation, shopping centers, water supply, sewage disposal, electric facilities, and kindred factors. ”

“ Classified according to their construction, factory buildings may be divided into three types, which, for convenience, may be designated as first-, second-, and third-class buildings. A similar division to this is also frequently made by the state or municipal laws for the regulation of the construction of factory buildings.
3. First-Class Buildings.—Buildings of the first class are those in which the walls, floors, columns, girders, beams, partitions, and roofs are of stone, brick, terra cotta, concrete, steel, iron, and such other fireproof materials as have been proven to be efficient. ”

“ The general requirements are—simplicity of arrangement; economy of space; capability of extending or curtailing the building without destroying its symmetry as a whole, or interfering with the general arrangement, it being impossible to determine the exact extent of roof required until a late period of construction. Adaptation for the erection of separate portions of the building at different periods. Conveniences of ingress and egress, with facilities of access to all parts of the Exhibition, either from the exterior or interior. ”

“ After we had built a long, low structure, windows were forthcoming, shelves, tables, sinks, faucets, forges, burners, all cut out, fitted and ready to put together, each with its proper screws, nails, clamps, or pipes ready to our hands. When we had finished, we had constructed as complete a laboratory on a small scale as you could find on a college campus, even to the stone pillar down to bed-rock for delicate microscopic experiments, and hot and cold water led from the springs. ”

“ Having a house that is structurally sound, well planned and with adequate yard space, the next question is its equipment. Equipment has to do with the operation, with the house work. On the one hand this is more or less determined by the size and plan of the building, on the other by the furnishing and decoration. A well planned house makes house work lighter; and furnishing and decoration which add unnecessarily to the number of things which must be cleaned or cared for, or heavy pieces which must be moved, add to the labor of house work. ”

“ With regard to architecture, that strictly belonging to the office of the civil engineer is of the most simple character. The buildings should be laid out in the best manner, and the most convenient for their respective purposes, and thoroughly substantial. ”

“ To ensure the necessary comforts, and particularly to provide against the contingency of any cargo of materials not arriving on the spot in time, each building contains within itself two ward-rooms, one nurse’s room, a small store-room, bath-room, and surgery, water-closets, lavatories, and ventilating apparatus. ”

“ This is the highest of two competitive estimates given by two responsible builders, and comprises general cooking-plant, electric-lighting, steam-heating and ventilating apparatus, iron staircases and fire-escapes, elevators, copper roofing, architect’s commission, and, in short, everything required for occupancy and use except wall-paper. ”

“ It may be an objection in the minds of some persons to the various plans here submitted, that we have connected the out-buildings immediately with the offices of the dwelling itself. We are well aware that such is not always usual; but many years observation have convinced us, that in their use and occupation, such connection is altogether the most convenient and economical. The only drawback is in the case of fire; which, if it occur in any one building, the whole establishment is liable to be consumed. ”

“ One fine day you take your architect for a jaunt along a country-lane, until stopping shyly in front of a five-barred gate, over which is nailed an ominous notice-board, you introduce him to your small property, the site of your new house. ”

“ Where there is a garage in the family, and it is piped for cleaning, the machinery, instead of being permanently installed, can be mounted on rollers and can be wheeled and attached to the pipes in that building. ”

“ Panel boards in loft buildings or in any building requiring 8 to 10 circuits to a floor should be distributed one to a floor. In private houses it is sometimes advisable to install only one panel for the entire house. ”

“ Engineer’s quarters, school house, quartermaster’s corrals, brick stables, blacksmith shops, frame carriage house, granary and hay-house, ice house, etc., good water works, sewer system, and electric lights. ”

“ That said building or room shall be a separate building or room from the engine or boiler room, and shall be maintained in good order, be properly lighted and heated, and be supplied with clean cold and warm water, and shall be provided with all necessary facilities for persons to wash, and also provided with suitable lockers for the safe-keeping of clothing. ”

“ In the general and usual practice of developing land at the present day, the owner or freeholder of the land first consults an architect and states his intentions of building, the size of what he requires, what it is to be used for, if for trade how many hands he intends to employ, and the Procedure for an intended building.sub-buildings and departments, &c., that will be wanted. The architect gathers as much information as he can as to his client’s requirements, and from this information prepares his sketches. ”

“ There should be at least four out-buildings, detached from the main edifice and from each other, and in such positions as shall at once answer the purposes of the institution, and be consistent with the symmetry of the whole establishment: each building should be, as far as practicable, devoted to a distinct purpose ”

“ Then go before the furnace; you find yourself in front of a huge structure, at the bottom of which is the long fire box; above rises the heat box communicating with tubes over the furnaces, with the water circulating between. ”

“ The site should be large enough for the eventual group of buildings, the building should be easily capable of extension with the least cost, and the same forethought should govern the lay-out of the machinery. ”

“ Hardware has become a factor of utmost importance in the interior decorative scheme of the modern building, and its selection demands at least the care accorded to other elements of interior decoration. ”

“ When two or more works are close together they should be made to conform, and the whole site should be considered with reference to a neat and suitable arrangement of works, ramps and roadways. If an outlet is near to a minor or distributary head the parapets of the two should be in line. If two masonry works of any kind are near together it is often suitable to pitch the intervening space. If there are outlets or distributaries on opposite banks they should be exactly opposite each other. ”

“ The position and style of lighting fixtures is decided by the type of house, the size and height of the rooms, the amount of wall space, the use for which the rooms are intended, their style of furnishing, the chief centers of interest, such as mantels, doors, furniture, and pictures of importance, and also the manner in which the walls are treated, whether paneled or papered. If one is building a house one should give all possible data to the architect in regard to any special pieces of furniture or pictures which one may wish to use in certain places. ”

“ The water system, the sewer connection or its substitute, and the lighting apparatus are already installed, so that the turn of a switch or a faucet, the pull of a chain, sets one or all to work for us. ”

“ The foundations for all structures shall be executed by the contractor for masonry in such manner and to such depth as to secure a safe and secure foundation, of which the engineer will judge. If a natural foundation cannot be procured at a reasonable depth, then the contractor shall prepare such artificial foundation as the engineer may direct. The stuff moved from the foundations, if of the proper quality, shall be deposited in the adjoining embankment, provided the site for said embankment has been cleared of all perishable material. ”

“ The translucent material for the windows I have described is prepared by a separate process, and in distinct factories, and, ready hardened and cut into sheets of the required size, is brought to the building and fixed in its place by machinery. ”

“ The best position for setting up machines, therefore, is along a wall having a number of windows. This is extremely convenient also from the view of power transmission, and gives the maximum free floor space to the factory. In setting up machines, foresight must be displayed, otherwise one may find, when future extensions are made, that the extra machines may obstruct an entry or exit. ”

“ Whereas in the first stages of industrial development the factory affected the environment of architecture, in its latest state the factory has become the environment. A modern building is an establishment devoted to the manufacture of light, the circulation of air, the maintenance of a uniform temperature, and the vertical transportation of its occupants. Judged by the standards of the laboratory, the modern building is, alas! ”

“ Unless the centers have frequent delivery of lumber supplies, or if there is no central cutting-up station, it may be found advisable to add to the building described a small room for the storage of quantity lumber with, possibly, a power saw in it. ”

“ I strongly advise the woman who is having a house built or re-arranged to lay out her electric light plan as early in the game as possible, with due consideration to the uses of each room. If there is a high chest of drawers for a certain wall, the size of it is just as important in planning the lighting fixtures for that wall as is the width of the fireplace important in the placing of the lights on the chimney-breast. I advise putting a liberal number of base openings in a room, for it costs little when the room is in embryo. ”

“ Any one of ordinary intelligence should be able to generally superintend the operations of the mechanics employed in constructing a farm-house. The following points are of the greatest importance. Carefully watch that the foundation-walls are substantially laid, and accurately leveled on their upper surfaces, so that the doors shall not strike the floor or carpets in opening, nor the tables, chairs, or other furniture be obliged to stand on three legs. The frame-work, when raised, should be plumb, so that all work on or in the building can be cut square, and applied without tedious fitting. ”
