Remodeling

“ A house that had not been lived in by other people, had no scars and marks of age and use, that embodied all the newest materials and construction methods, was really what they wanted. Had remodeling offered them an assured saving of several thousand dollars, this couple would probably have suppressed their subconscious leanings to be builders, proceeded to remodel, and been only moderately pleased with the result.
The answer to the age-old question of whether to build or to remodel is found in the preference of the individual. Some people are temperamentally builders. ”

“ But no sooner do I begin to believe that building is the only wise course, than I run smack into an article on remodeling or meet some one I know whose experience in remodeling shows by actual figures a big saving compared with a new house of the same kind and size. ”

“ Granted that building or remodeling, like cheese, is a matter of personal preference, it is not improper at this point to set forth some of the merits of both. With a fine old building, there is that elusive something called charm. ”

“ In the remodeling it is well to leave the fireplaces much as they stand, with the exception of bricking them in, for the old ones allowed too much air to come down the chimney, and at the present high price of wood, we are not able to indulge in the ten-foot logs that were in evidence in our grandmothers' time. ”

“ The wings and ells which were added by succeeding tenants often bear little relation to the main building and must either be torn down or harmonized in some way to preserve the unity of the completed design. The general plan of the house and the arrangement of the rooms should be carefully observed before the house owner and architect undertake the task of remodeling. Too many houses are disappointing because a study has not been made of the different types and periods of old houses, and the result is a mixture, neither one thing nor the other. ”

“ If we look deeper into the subject and go farther afield, we find it pays to carefully develop the plan before commencing to rebuild. The requirements of elaborate modes of life, liveried servants and much entertaining, demand, of course, many apartments; reception-room and drawing-room, library and den seem essential in the house plan, but for those who come to the country to simplify existence, these are not needed. In remodeling your house, let three things be uppermost in your mind: convenience, comfort, and light ”

“ The same mail which brought to Edna his letter of disapproval carried instructions—the most minute instructions—to a well-known architect concerning the remodeling of his home, changes which he had long contemplated, and which he desired carried forward during his temporary absence.
Expert and reliable packers and movers were engaged to convey the furniture, carpets, pictures—everything movable, in short—to places of security. And in an incredibly short time the Pontellier house was turned over to the artisans. ”

“ The need of an architect where a new house is to be built or an old one completely remodeled is obvious. We are convinced that the same holds true where only minor changes, replacements and the introduction of modern conveniences are the program. Our own little country home is an example. The necessary alterations were so simple that it seemed ridiculous to ask architectural advice. There was nothing to the job but to install plumbing, move one partition, patch the plastering, and close chimney and other pipe openings cut in the days when stoves, rather than fireplaces, furnished heat. ”

“ The most important thing about any house is, does it please you architecturally and is its general plan suited to your needs? If it seems to be well enough preserved so that renovation appears to be practical, turn to an architect with the understanding that, if you buy, he will be retained. ”

“ Such, however, form the exception, not the rule; yet instead of standing as objects for imitation, they have been ruled out as antiquated, and unfit for modern builders to consult, who have in the introduction of some real improvements, also left out, or discarded much that is valuable, and, where true comfort is concerned, indispensable to perfect housekeeping. Alteration is not always improvement, and in the rage for innovation of all kinds, among much that is valuable, a great deal in house-building has been introduced that is absolutely pernicious. ”

“ As well put new wine in old bottles, as an old house in a new dress; it is always an old house, despite the thin veneer of miscalled improvements. The architect can do nothing with it to the purpose; the carpenter can make nothing of it. ”

“ Put in your foundation, by all means, but remember how much easier it is to change a few lines on paper than to remove a stone wall. It is not a pleasant job to cut a door into a finished and furnished room, or even to change the hanging of it. This house, if I understand aright, you intend for a permanent home. How immeasurably better to spend six months, if need be, in perfecting the plans, than by and by to be tormented with defects that can only be removed by great expense and trouble! ”

“ At the risk of seeming to flaunt the silly superstition of restless renovation for the sake of renovation, which is but the challenge of the infinitely precious principle of duration, one is still moved to say that the prime result of one's contemplative strolls in the dusky alleys of such a place is an ineffable sense of disrepair. ”

“ Our constitution has been built (to employ a better similitude) by a series of architects who reconstruct and repair the old building, with a constant adhesion to as much of the old style as they can retain, and who will in the end present the people with a house entirely reconstructed, but bearing marks all over it of the original design. ”

“ May the work prosper, and from the foundation about to be laid, may structures arise ornamental to the town, beneficial to its inhabitants, and advantageous to the builders. May the promoters of these buildings live to see their great and spirited design carried out, and when it shall please the Grand Leveller of human greatness to call them from hence, may they arrive at the point or centre where the World’s Great Architect lives and reigns for ever. ”

“ The architect of to-day has an advantage over the master builder of long ago in that he is able to grasp all ideas that were introduced into the old house and can restore it without losing the spirit of the original in either the exterior or interior. ”

“ All these must be built with due reference to durability, convenience, and beauty. Durability will be assured when foundations are carried down to the solid ground and materials wisely and liberally selected; convenience, when the arrangement of the apartments is faultless and presents no hindrance to use, and when each class of building is assigned to its suitable and appropriate exposure; and beauty, when the appearance of the work is pleasing and in good taste, and when its members are in due proportion according to correct principles of symmetry. ”

“ Each remodeler will have his own problem in connection with this, and by ingenuity and careful study must work it out to his own satisfaction. Remember always that the integral simplicity of the building must not be disturbed, and that whether it be sleeping-porch, veranda, or entrance portico, it must seem always a part of the original building, as if it were the conception of the master craftsman who erected the first timbers. ”

“ But they were a suitable team for the work in hand—reconstruction on an old house that had been put up mainly with an ax and a trowel, by thumb measure, having probably never known anything so prosaic as a spirit-level and a square. We began on the large room—that is to say, the old kitchen, which was to be the new living-room, and in a very little while had the prehistoric pantry and sink ripped out and the big hole patched in the plaster, for our boss carpenter was a gifted man, qualified for general repairs. ”

“ That building will cause yet to us all—I mean the architect, builder, and myself—great anxiety and trouble; numberless points are to be settled, and they are knotty ones. Then I have to agree about it with some Trustees, who evidently have no clear conception of what it is to be, and make suggestions and objections which they would not make if they understood what that building is, and how it will be when finished. ”

“ Therefore all mouldings, architraves, chisel-work, and gewgawgery in interior finish should be let alone in the living and daily occupied rooms of the house. If, to a single parlor, or spare bedchamber a little ornamental work be permitted, let even that be in moderation, and just enough to teach the active mistress and her daughters what a world of scrubbing and elbow work they have saved themselves in the enjoyment of a plainly-finished house, instead of one full of gingerbread work and finery. ”

“ I hardly know why it is that our cheerful and lightsome repairs and improvements in the interior of the house seem to be in perfectly good taste, though the heavy old beams and high wainscoting of the walls speak of ages gone by. ”

“ When you plan to remodel your house, there is nothing that should receive much more careful attention than the closets. It is doubtful, that is, if the house is of the earliest period, if you will find many. ”

“ Of all the Restorations yet undertaken the worst have meant the reckless stripping a building of some of its most interesting material features; while the best have their exact analogy in the Restoration of an old picture, where the partly perished work of the ancient craftsmaster has been made neat and smooth by the tricky hand of some unoriginal and thoughtless hack of to-day. ”

“ While one set of workmen were engaged in remodelling the roof, another set of workmen might be engaged in remodelling the kitchens and first floor, pulling down, propping up, and actually rebuilding parts of the lower walls. ”

“ Our task is not to rear a new edifice, in the plan of which we could give free scope to our taste and skill; but to repair, and if possible improve, an ancient fabric, the work of many different ages, and abounding in all manner of quaint angles and irregularities. ”

“ Finally, as before undertaking to rebuild the house wherein one lives, it is not enough to demolish the old one, and provide materials and workmen, or to exercise one's self in architecture, and to carefully trace the design of the new house ”

“ But before the whole mass of contemporary building will be ready to receive the imprint of the architect, and before the handicrafts re-enter the modern building to give the luster of permanence to its decorations and fixtures, there will have to be a pretty thoroughgoing reorientation in our economic life. ”

“ Homes evolve. They are not pulled, rabbit-like, out of a hat. When you build a house, the architect makes it [Pg 166] yours by getting a word picture of your ideas and pulling them down to earth in a series of business-like blueprints. If your ideas regarding decoration are nebulous, a good interior decorator can help to make them concrete. ”

“ Perhaps the most difficult problem in adaptation is the high, narrow city house, built and decorated by the block by the builder, who is also a speculator in real estate, and whose activity was chiefly exercised before the ingenious devices of the modern architect were known. ”

“ Redecorating Old Houses.—It is, of course, true that the decorating and furnishing of a house or an apartment cannot always have a new and original architectural design as the basis for the solution of the problems involved. As a matter of fact, in the great majority of cases, the houses in which homes are made are already built and have been previously occupied. ”

“ Unique old buildings, with half their centuries unrecorded and lost in oblivion, stand to this day in good repair, as the homes of happy children, who play at marbles and the last sports of the day just as if they were born in houses only a year older than themselves. ”

“ Every residence that can be called habitable is undergoing renovation most thoroughly. The sound of the hammer is heard everywhere. Amateur carpenters are patching and strengthening homes which, in the better spirit that prevails, they may now hope to save. ”

“ It will be seen that where the original structure is strong enough it has been left, where it needs repair the old work has been copied, and here and there—as in the balustrading beneath the upper row of arches—features have been restored not absolutely necessary to the support of the building. There are those who object to this sort of restoration. ”

“ He would always, therefore, he said, be, by choice, an improver, rather than a reformer; introducing corrections and additions, from time to time, as occasion offered, rather than letting a building become so inconvenient or ruinous as to require being pulled down and rebuilt. ”

“ The building must be rendered more habitable and attractive to those whose claim for adequate house-room cannot be left unheeded, either justly or safely. Some changes, essential changes, must be made. ”

“ Why erect new houses, when those already built will last their time and the world's? Why repair their mouldering dwellings, or renew the falling fences of their fields, or replace their dying olives with young trees, or even patch their own ragged garments? ”

“ Bating its huge chimneys, its wide fire-places, its heavy beams dropping below the ceiling overhead, and the lack of some modern conveniences, which, to be added, would give all that is desired, and every man possessed of a proper judgment will concede the superiority to the house of the last century. ”

“ Will you take in hand the necessary cleansing and repairs and thus restore the old, or will you pull the whole edifice down to the ground and seek to build another in its place, after a sordid modern plan whose permanence has yet to be established? ”

“ But with this foundation broadly and deeply laid, as the building progresses upward, the best of architects may, without fear, add many things that simply please the eye, but bear no relation whatever to the strength or durability of the edifice. ”
